There is a real buzz in the paint industry with advertisements galore all over the media of eco friendly paints which are safe for your family and you wonder about the paints that have been used in your own house before such a thing as eco friendly paints existed. In all likelihood if your house dates back before 1978 then the lead content in these houses could be alarmingly high as a recent real estate investor found out after it was a little too late.

Children are routinely tested nowadays for high lead content in their bodies as it impairs their growth and also inhibits the functioning of their mental faculties. (Quick fact: Children are at a high risk for eating lead paint, due to the fact that it tastes sweet.) You might love the old Victorian style house perched on the hilltop, a real crown jewel of Cincinnati homes for sale with its expansive space, but if it is older than 1978 then you should get the health department to come and inspect whether it is inhabitable in the current state without exposing yourself or your family members to lead poisoning because of the paint that was commonly used at that time. (A positive fact to note is when considering Mason OH homes for sale and even most West Chester OH homes for sale. These are newer and the likelihood that lead paint was used is significantly lower.)

Everyone likes to customize a house, even many Dayton homes for sale, to their own taste and would either get the house refurbished by the investor before it was bought or just decide to take the house as it is and renovate according to their own will.

In the case of the real estate investor who got a raw deal with the house that he bought, the reason was mainly because of the fact that the investor sold the house to a couple with a child and after moving into the house the child was detected to have excessive lead in her system. The cause was traced back to the fact that the child was exposed to lead when heavy duty sanding activity was taking place in the house for putting up a fresh coat of paint.

Getting the house lead free is enforced by the health department and the realtor could not shirk off his end of the responsibility since the place was sold to the family who bought it and it was expensive to get the old paint removed and new lead free paint put up. Both the parties had to eventually pitch in and get the work done to make the house safe to live in again else it would have been a financial burden for everyone concerned. Before going in for a property whether to stay or invest it is important to check about the lead paint.

The President has brought in reason for cheer before the beginning of the new year by signing into law a provision which will allow writing off of a 100 percent of capital expenditures through 2011 which falls under the purview of the The Tax Relief, Unemployment Insurance Reauthorization, and Job Creation Act of 2010. Since getting credit is still not as easy as it used to be, business owners have been finding it difficult to keep up the pace of their businesses without cash liquidity. Therefore to cut back on costs many companies were laying off people and had a hiring freeze. The unemployment rate has been surging with more than 10% of Americans being left without jobs.

With this new law coming into effect immediately, the earlier program of like-kind exchange has become ineffective for the period starting January 2011 to the end of the year. Hundreds of companies have invested in initiating an LKE program for their organizations but it would be ethically incorrect for the software providers to ask their clients to continue with this program while it has become redundant for the time being. WTP Exchange which is an affiliate of WTP Advisors is taking the stand to suggest their customers to “turn off” the LKE program in 2011 and “turn on” the program next year.

During the period that the LKE program is still implemented the cost to the company utilizing this service will keep accruing without reason and it runs into hundreds of thousands of dollars at time. The saving that they will be making from discontinuing the LKE program and being able to defer the entire amount of tax on capital expenditure will bring in a fresh flow of cash into businesses thereby halting the spate of layoffs and helping commercial establishments invest in capital expenditure along with hiring more employees.

Apart from the financial gains that this move by President Obama has offered to the commerce sector it also poses a window of opportunity for businesses to reevaluate their existing LKE program and determine whether the business is benefiting from the existing LKE program provider. WTP Exchange is one of few LKE program providers who are not in the line of fleecing their customers and taking the initiative on their own to ask their customers to switch of the LKE programs. It is a matter of trust which builds between WTP Exchange and their clients keeping the interest of retaining a long term relationship with their customers in mind.

These are all factors that figure into the Cincinnati real estate market, affecting Cincinnati homes for sale, Dayton homes for sale, mason OH homes for sale, and West Chester OH homes for sale.

The FBI have revealed the figures collated for the year 2010 to access the level of crime in the Columbus region of Ohio and where there are some improvements there have been a few failures as well. The number of cases which are categorized as violent crimes shows a decline when the figures of reported cases of the first six months of 2010 are taken into consideration against the same time in 2009. There was a decrease of 4.6 percent in the year which just ended comprising a decrease in forcible rape with 240 cases which were reported as compared to 305 in 2009. Then the number of robbery cases were also less in 2010 with 1,676 robberies reported in 2009 and 2010 has an 8.8 percent decrease since the cases were 1,528.

Property crimes were also on the downturn with an aggregate lessening of cases to the tune of 5.1 percent in 2010 versus the same period 2009. This consisted of burglary in which there were 6581 cases reported at a decrease of 4.1 percent, then there were larcenry-theft cases which fell 4.4 percent, and the number of crimes committed of stealing cars also showed a substantial decline with 11.3 percent.

Ohio State was showing an overall improvement in crime figures with the number of reported violent crimes coming down in the regions of Cincinnati, Toledo, Dayton, Cleveland and Akron. Nationwide the cases of violent crimes and property crimes have shown as dip. In totally across the board in the country violent crimes decreased 6.2 percent and property crimes were down 2.8 percent. There seems to be an overall improvement in these areas of law and order in the country.

Although the data is not the full and final compilation for the entire 2010 the Columbus field office officials feel there are significant drops in some areas of the crime scene but murders have gone up in Columbus and so have aggravated crimes. There were 40 murders in 2009 and 45 in 2010 and aggravated crimes were 611 with 2010 clocking up a figure of 702.

The police department does not take just a year on year analysis of crime figures but judges trends based on ten year averages and then accordingly strategize the deployment plans as well as ascertain actual crime patterns. With figures down it is not a sign to get the guards down since it is too small of a period to actually form an absolute ascertainment on.

The above news is good for the state of Ohio, especially given the recession. All these numbers and stats figure in to local areas as well, and you should contact the police departments for the various locations you may be looking, including Cincinnati homes for sale, Dayton homes for sale, or Mason and West Chester OH homes for sale.

For those who have missed the window of opportunity on December 13th , 2010 of getting a loan from Fannie Mae under its previous guidelines it may be an uncertain time ahead. All applications submitted before Friday night were to be reviewed under the previous conditions but thereafter any pending applications or fresh ones will be evaluated as per the new guidelines put in place. After having taken a big fall due to their previous optimism in the economy and the real estate sector, Fannie Mae is taking the cautious route to ensure they can divert any future crisis of the same nature, and this is more than just Cincinnati real estate.

The modifications seem relatively minute and may not impact some consumers unless they come with a sticky financial history. Without any changes to the maximum debt to income ration or any upward migration of the minimum FICO score requirement most aspects of their policy have been left unaltered. Most Cincinnati applicants should not feel the heat of these changes nor should a majority of people across the rest of the United States. There will be some unfortunate souls who may get impacted by this change in event though, including those looking at Dayton homes for sale.

Earlier there was some flexibility in regards to dues owed against various financial instruments such as credit cards, debit cards, student loans, and other financial assistance taken from various agencies. Henceforth Fannie Mae looks to include all those installments which remain to be paid against debts taken on these financial instruments to form a part of the applicant’s monthly obligations. If there is debt of 10 payments or more remaining then it will be accounted for as a liability on the applicant’s credit review. Financial liabilities which are not recurring on a monthly basis will also be included to form a payment equal to 5% of the outstanding credit balance. With these modifications coming into effect the ratio of debt to income may go up substantially thus resulting in a non approval of any loan by Fannie Mae to limit their credit exposure, and help stabilize the market for Mason OH homes for sale or other Cincinnati homes for sale.

For the smaller investor or home owner who is just getting into the real estate market to buy their first home and that too a single family unit norms will be able to bypass the rule pertaining to 5% of the down payment having to come from personal funds. Gift funds will be acceptable for the entire down payment amount, helping individuals like first time home buyers of West Chester OH homes for sale. Those who are second home buyers or purchasers of multi unit properties will not be exempt from this condition however. Some documentation requirement are also being relaxed to make it easier for those who get less than 25% of their income from commission or bonuses so they have to submit less pay stubs to the credit evaluation team.

A Clear Capital Housing report has given a “thumbs down” to the realty market in Dayton after accessing the trends of home prices in this region of Ohio, including various neighborhoods of Dayton homes for sale. It has been four months that Dayton has ranked fourth as the poorest showing in housing rates in a monthly comparison with the other fifty metros included in the survey by Clear Capital. The housing prices for homes here dropped 14.8 percent as compared to this period in 2009 and 11.6 percent vis-à-vis the last three months, staggering when considering values of other areas nearby, like Mason OH homes for sale or West Chester OH homes for sale.

Although home prices have been on the decline all over the country measuring 5.8 percent over the quarter and for a year on year comparative 2.7 percent, the Midwest has taken a heavy fall with the quarterly figures pegged at 9.9 percent and the yearly decline of 4.7 percent. The only silver lining in this cloud is that the home prices are still hovering at 5.5 percent at the national level which keeps them above the lowest phase in the market last year.

The local realty groups of Dayton are speaking a different language and contradicting the report published by Clear Capital. Dayton Area Board of Realtors claims that it does not give a true picture of what the market reality is, as many of the counties which are showing positive signs of recovery have not been included. Many of the areas other than the four counties included are even showing an increase of 1.1 percent in home property prices despite a drop of 2.2 percent in sales as compared to 2009.

The Ohio Association of Realtors has claimed that the counties of Greene, Montgomery, Preble, and Warren have in fact shown an increase in sale prices in the first 10 months of the current year. Columbus and Cincinnati real estate has not been able to escape the streak of bad luck that Dayton has been facing since these cities are also in the clutches of the same problem, but to a lesser degree. Columbus is first on Clear Capital’s list of poor showing of housing prices with a 15.3 percent year to year downturn of sale prices while Cincinnati was a couple of notches down at 14th position with a figure of 7 percent decline, not great for sellers of Cincinnati homes for sale, but great for investors looking to snatch up a few deals.

Clear Capital Housing is a company who enjoys the faith of 75 percent of the largest banks, financial institutions and investment firms as they are a well known provider of information for investment analysis.

Good tenants can be an asset that enhances the value of your property and you might not know it until you get the wrong variety. After having invested your scarce time and money into finding an ideal property to invest in, scouring numerous Cincinnati homes for sale or Dayton homes for sale, getting the right kind of people to occupy your home is a very tricky part of renting out property. If you end up getting the bad sort of tenants then your investment will yield none of the returns which you had envisioned for yourself when you purchased the Cincinnati real estate property. Actually, you might end up putting in more money to evict them rather than earning some.

There exists a relationship between a landlord and tenant which has to be handled with great care and not be ruled by the stick in the hand of the landlord. Both parties are benefiting from the arrangement therefore there should be a clear understanding and appreciation of this aspect of the relationship. A couple of things that you will do before finalizing your tenant may save you a lot of heartache going forward.

Setting up a checklist of what are the criteria that your tenant will have to comply with is a step in the right direction. It is your right to establish your security pertaining to payment and upkeep of your property but beyond that personal factors should not be an influence. Asking the tenant to give a copy of his appointment letter which states his or her monthly salary is a reasonable demand. The prospective tenant should have savings of four times the rental amount to be safe, but it can’t be required. Ensuring punctuality of payment of rent is another key element. There should be no sub-leasing allowed so remember to write down all the tenants names in the rental agreement.

Get valid resident proof and a copy of the passport for verification purposes. If this is not possible, the prospective tenant can get a guarantee of payment issued by his or her employer. Residents who travel frequently will still need to have rent monies paid on time also, so be sure to clarify that concern up front. (i.e. Some Mason OH homes for sale can be bought and rented to P&G employees, who might travel all over the world.)

In order to safeguard whatever furnishings and fittings that you have kept in the rental property, keep an illustrated inventory of all these items. Taking pictures of each and every component will ensure that there is no disagreement when the need arises to check the same. For better areas, like renting out West Chester OH homes for sale, you might not think it is needed, as these areas tend to have better renters, but it’s still better to be safe than sorry.

A robust tenancy agreement should be in place to safeguard against any disputes arising during the tenure of rental. Get a security bond of two months for the meters of utilities if required or at least record the readings before handing over two keys to the house and the building access card.

The Blue Ash Airport is a vital link for the city to connect it to the rest of the country for private business as well as leisure travel. It has been under the management of the city of Cincinnati for many years, regardless of the fact that it lays in the vicinity of Blue Ash, and has acres of land adjoining the current airport terminal and runway. Blue Ash bought 130 acres of this land from Cincinnati in 2007 leaving 98 acres with them for reconfiguration of the airport surrounding the runway. Under the terms of sale agreed upon by the two parties it was agreed that the land would be handed over to Blue Ash within three years of the sale giving Cincinnati enough time to conjure up the necessary funds or grants required for the readjustment of the existing out of date designed airport bolstering nearby Cincinnati real estate.

With the economy biting the dust, grants ands funds from Government resources perpetually dried up leaving Cincinnati with an arduous task ahead of them, and hurting the values of some Cincinnati homes for sale. Without getting the modification underway because of a shortfall in the requisite finances the land was not handed over to Blue Ash within the stipulated time. The question remains whether they will actually be able to assemble the required money to go ahead with the plan. The Mayor of Cincinnati seems to be at a loss of words on the issue as he is choosing to remain silent on the matter at the moment.

Due to an ordinance which was passed sometime in 2006 for a hike of .25 percent on earnings tax which voters approved, Blue Ash has been able to congregate its share of the contribution for redevelopment and construction of a new park on their part of the acquired land. Tax collected since then is going to be utilized for other amenities for the residents of Blue Ash such as an expanded recreation centre and improved golf course, etc. which should also improve nearby areas as well, like Mason OH homes for sale.

Since the land was to have been transferred to Blue Ash in August 2010, as per a provision in the contract Cincinnati applied for an extension of one year in February 2010. They may be eligible to apply for one more extension by the end of February 2011 solely due to noncompliance of getting the desired funds they were banking on obtaining. One of the probabilities seen to enable Blue Ash to go ahead with their plans of the park is to cease operations till the time they do not get the funds but that seems highly unlikely. The situation is very fluid at the moment and it is anyone’s guess what can happen next. (Everything’s up in the air, just like the prices of West Chester OH homes for sale and a majority of Dayton homes for sale.)

Your home is your haven and you have most of the things that are important to you in your life tucked away in little nooks and corners in your house. These possessions may be valuable in the absolute term or simply hold fond memories of moments spent with loved ones. You would do anything to protect these things from being taken away from you yet it is unfortunate that most people do not take precautions about the safety and security of their homes till it is too late. Forget about the material things in our lives like money, jewelry, and electronics; are you able to sleep at peace at night knowing that everything around you is safe and secure? If you stay in an unguarded home then you are compromising on the peace and protection of you and your loved ones apart from your prized belongings.

Purchasing a home security alarm is a simple and cost effective means to ensuring that your home is under protection all the time, even during showings if your home is among Mason OH homes for sale. There is an influx of variety of home alarms available in the market and some can be very costly too. Knowing which home security alarm is most reputable, easy to install and easy to use is what counts before deciding which one you finally choose. The systems that have a 24/7 monitoring mechanism are the most effective alarms available as they prompt the agency monitoring the house to take action immediately when the alarm goes off. The fact that someone is always going to be there to help irrespective of day or night is very comforting indeed., and a bonus to consider if the Cincinnati homes for sale you’re considering already have preinstalled security systems.

Now there are options between getting systems which are hardwired and work with physical cables and connections installed in the premises. The other set of alarms are the ones with wireless technology and they work on a motion movement mechanism. After construction, if you want a security system on older Dayton homes for sale, wireless is the most convenient.

Getting a hard wired system has certain drawbacks. The first being that you will have to make space in your walls to hide the cabling going from the alarm monitor units to the doors and windows which are fitted to trigger the alarm. This brings with it the cost of getting the cavity grooved out in the wall for the wire, getting the cabling done from an expert, then covering it up again and painting over it again. Also these wires may be visible at some points and if the culprits spot them then they can cut the wire disabling the alarm and clearing the way for the crime.

The wireless alarm simply has motion detectors and door contacts installed at key locations outside and inside the home and require no wiring whatsoever. No wiring to install and no cables that are visible to cut in a robbery attempt. There are many reputed vendors of alarm systems out in the market who will provide you with a economical monitoring contract, key chains for switch off and on the alarm from outside the home, and signs stating there is an alarm equipped in the house to deflect potential threats.

It is a concept referred to in this real estate and business finance article and is simply a variation of “Thinking outside the box”.

In business investing situations, a characteristic borrower possibly thinks that a bank is the finest source for a business loan. No doubt, traditional banks are the most well-known source when considering Cincinnati homes for sale and Dayton homes for sale, but they are not the only workable sources available now.

Non-traditional business lenders are seen having an economical advantage for many common commercial financing and commercial Cincinnati real estate investment property financing scenarios. They do not have many stern terms and conditions and also offer enhanced business financing provisions because of the competitive market conditions.

In three business financing scenarios namely (1) commercial real estate investment property loan programs; (2) credit card factoring and business cash advance programs; and (3) working capital management programs for credit card processing , business borrowers feel that non-traditional lending sources are most excellent for borrowers.

Business Loan Investing Options – Commercial Real Estate Investment Property Loan Programs

Most commercial banks expand their conditions, add recall to their commercial loan in a business loan option and ask for an early payoff of the commercial real estate loan under specific conditions. A non-traditional lending source can prevent all these financial circumstances.

Business Financing Choices – Business Cash Advance Programs

With their credit card receivables, many businesses will be eligible for a business cash advance if they accept credit cards. Generally, traditional banks will be weak candidates to judge if a business needs help with credit card factoring and business cash advances. Thus to help with this working capital management function, successful business owners need to “Think Outside the Bank” as they would normally need more working capital than the bank can offer them. (This can also be helpful when purchasing Mason OH homes for sale and West Chester OH homes for sale with intentions to rent them out.)

Credit Card Processing Programs – Working Capital Management Choices

To enhance the cash flow of a business with significant credit card activity, the selection of credit card processing service is critical. Along with the credit card financing process mentioned earlier, this credit card processing providers can be combined.

But lastly a word of caution: In their investment chase for valuable working capital management while coping with commercial real estate loans, credit card financing and credit card processing, business owners should be careful and must keep away from troublesome non-traditional business lenders.

Negotiation plays a very significant part in deciding the success or failure of any deal in the real estate practice. Proficient negotiation helps in obtaining what you wish from the other side of the table. Remember this simple rule, before making any deal, ask yourself, “How much do I want? How much can I get? How much can I compromise before I start to lose?” Follow this rule every time and you’ll make a great deal o Cincinnati real estate, whether as a homebuyer or an investor.

The solution to these questions will give you the three main figures: the ideal price, the acceptable price and the breaking point where you walk away. You must prepare all these prices before your negotiation. Besides for every deal to work your way, you must be totally accurate on these three prices, regardless of whether you are purchasing or selling Cincinnati homes for sale.

“How much do I want?” the answer to this question is the ideal price. Though it is termed “ideal”, it must be computed based on reality. The locality of the property and its state, the trends and present status of the local economy and the personal desires of both sides concerned must be carefully taken into account for this purpose. It is also a good idea to remove as much emotion as possible when considering the price. Look at things like location and schools, which help areas like West Chester OH homes for sale and Mason OH homes for sale keep their value.

What is an acceptable price? Largely all excellent negotiators establish a reserve or fall-back price, also termed as the acceptable price. When you plan for any deal, you must presume that your opposite faction will not be ready to agree with your ideal price. So you should be prepared with a compromise. This price should be decided beforehand and must be agreeable, both from your challenger’s viewpoint and also as per your business requirements. Majority of the winning deals conclude with what is effectively called an acceptable price or in simple words, “a compromise”.

Typically, all negotiators make the mistake with the third and perhaps the most significant figure of all, the breaking price. It should be determined very carefully and is a price where the deal is no longer acceptable or profitable for you or your business. You should be firm that whatever is the case you will not sell or buy beyond this limit and be willing to walk away. (This is why you should remove emotion when calculating figures. Even if it’s a great house, certain areas like Dayton homes for sale, are declining and might not be worth the higher value.)

Remember that it is easier to find good deals, but it requires enormous courage to walk away from a deal that has lost its shine. What differentiates a marginally successful investor and an investing legend is the courage to say, “No”. So, sharpen your negotiation skills and flourish in the field of real estate investment.
